In 2013, the Australian Building Code introduced new requirements for window opening restrictions, as a measure to minimise children being able to fall through windows at heights.
Once you get to the height requirement trigger of 2m above outside ground level, there are 2 distinct ways to deal with the restriction:
• Threshold of window below 865mm from inside floor level. ‘Permanent’ restrictor to be fitted.
• Threshold of window above 865mm from inside floor level. ‘Adult operable’ restrictor can be fitted.
For different window styles, we offer the following solutions:
Tilt & Turn
The concealed turning lock can be fitted to all threshold heights. The service key is only used for window cleaning, sash removal,
or maintenance. No ambiguity above 865mm, and in our view is suitable below 865mm provided the service key is retained by the
window supplier for maintenance only.
Tilt before Turn
Fitted with the TBT locking handle (when locked, only turns 90˚)
is compliant for threshold heights over 865mm.
Awning
For up to 800mm high window, and over 865mm threshold height, fit two restricted stays. The dual handed operation to release is ‘Adult operable’.
For over 800mm high window, and over 865mm threshold height, fit two auto latches (i) at the desired height to get the ‘less than 125mm’ limited opening. The dual handed operation to release is ‘Adult operable’.
For over 800mm high window, and under 865mm threshold height, fit two TEL 14 telescopic arms (ii), giving five positions between closed and fully open, and a permanent restriction at full travel.
Casement
Over 865mm threshold height, fit auto latches (i), or FA102 friction arms with a release catch (tool (iii) or key (iv) options available), both offering restricted opening and ‘Adult operable’ release for cleaning/maintenance.
Under 865mm threshold height, fit FA102 friction arms without a release, giving the permanently restricted opening at full travel.
